Questions and Answers Who looks after the property?
A management company is appointed for the first 4 years. That gives everyone an experience of each season and then to decide if changes need to be made. It also gives the investor the chance to reassess the investment. Who designs the interior and furnishings? Every house and apartment is furnished under the direction of an experienced interior designer. Your property is meticulously appointed with hundreds of items ranging from televisions to toasters. Forget the time and expense needed to furnish your holiday getaway – IpropertyCLUB ensures that it's all complete, and can even including bicycles! What management services come with the package? iPropertyCLUB is usually available to contact 7 days a week 9am – 7pm and there is also a 24-hr emergency call-out available to fix any household problems. Our staff provide an on-the-spot service to make your stay as enjoyable as possible. The property will be ready on time and properly cleaned. You will have fresh-cut flowers arranged in the house, and any items from your store are placed in the house ready for your arrival. We can recommend a range of local services and point you in the right direction for the latest and best places to eat, hire a boat, anything you may need. ¿How many cleanings does the fee include or do we have to have? It varies. We have put together packages that include weekly cleanings and a change over and industrial clean every 3 months. But it can adapt to clients needs and requirements, for example we can do cleanings every two weeks, every two days, daily, etc. What happens if I decide to sell? The value of your share would be 25% of the property value. You would of course be entitled to sell your share to whoever wants to buy. This is a basic principal of our scheme as we expect owners to build a portfolio of investments with several properties in several countries. In your experience how easy is it to resell a fractional property? We have yet to go through the process of 're-selling' a Fraction as the product is very new. There are many reasons why fractional ownership is becoming more and more interesting. The product has a huge market and finding buyers will only become easier as the concept becomes more familiar and accepted. This is one of the reasons we encourage owners to buy properties as a plan of a 4 year investment and then all owners to re-sell and put back on the market. Is finance available to purchase a quarter-freehold? There are financing options for prospective buyers. We are happy to provide names of lenders within our iPropertyPARTNER if you need assistance. Our partners all subscribe to our code of ethics. How are the operating costs split between the four owners? Running costs are shared equally by the four owners. This reduces the financial burden of owning an expensive property on your own. The annual service which includes, cleanings, maintenance and community fees are paid in advance and the charge is set by each group of owners on the advice of iPropertyCLUB, and then split equally and paid in advance. Only electric is paid as per amount consumed. Our function is to ensure that the house is properly cleaned after each use and prepared for the next owner. We also pay bills, schedule repairs and through the management company and company solicitor keep the books on your behalf. Do we pay iPropertyCLUB a monthly fee? No. The annual service charge includes Own Quarter’s fees. As mentioned previously only electric costs pertaining to your period of time will be billed. ¿Is there any other system or can there only be 4 shares? We have several systems to adapt to clients requirements, For example: a) If clients would prefer to own high or low season exclusively and no rotate and we have 4 clients who agree we can do it. Obviously prices for share and fees will vary. b) If clients would prefer a monthly rotating system instead of three months it can also be set up. c) For large investors in our Iproperty CLUB we can offer from 5 to 10 properties worldwide owned by maybe 20 owners. Owned exclusively for 5 years and then re-sold. And so on… How does it differ to timeshare? iPropertyCLUB is not a time-share organization. Our job is get through our vast network of associates and clients likeminded people together from families to group investors to put together your syndicate and to provide a fully serviced and maintained house or apartment for your use. This is your second home – the house belongs to you and three other owners. No developer ever stands between you and the asset. The concept is not new (it’s well-developed in America, for example) - iPropertyCLUB has refined the process to create the best possible value in Europe. Timeshare is normally owned for weeks and Fractional Ownership gives you freehold rights so the share can truly be inherited. Making decisions regarding the property is easier too. With a maximum of four joint owners per property and the assistance of our management team, communication is simple. The concept of timeshare is extremely sound for most of the holidaying population. After all, in the US it is seen by many as a status symbol and all the major hotel chains are heavily involved; Marriott, Hilton, Sheraton. Do you expect price increases to match traditional home increases? Absolutely yes. Owners hold a share or shares in a company and that company's asset is the property. As the value of the property rises, so does the share price. We tend encourage purchases in new developments and in areas where there is a minimum of 10% increase per annum. How much rent can I charge? What ever the market rate is for your property. Obviously in peak season the income will be higher. Importantly your investment property should take into consideration the local amenities such as entertainment, shopping, access, facilities which will determine the rental value. Golf shares can also be important. Can you recommend a notary to oversee conveyance who is familiar with Fractional Ownership? We have a dedicated team of lawyers who we work with regarding freehold purchases who are also very experienced with the laws of fractional ownership. All purchases and set up of Spanish companies in Spain are made through notaries. This also offers additional cost savings, which can be explained fully by one of our advisors. Must the owners know each other? Unless you are thinking of bringing friends in with you to buy the property, it's unlikely that you'll know your co-owners before you purchase. The rules and management services keep the property in smooth running order. There is no need to meet the other owners unless you want to. However, we are careful not to introduce unsuitable or incompatible owners into a syndicate purchase - it's intended to be a small club of like-minded people.
